I came across an acronym that perfectly captures why this happens: INCUP. It stands for Interest, Novelty, Challenge, Urgency, and Passion, and it’s the key to staying motivated and driven, even when things start to feel routine. Here’s how it works:
Falling Out of Cup. The concept behind INCUP is simple: if what you’re doing isn’t interesting, new, challenging, urgent, or aligned with your passion, you’ll begin to lose steam. When you’re “in cup,” those moments when you’re so focused and driven that you stay up late, grinding things out, seem to come naturally.
In real estate, especially when it starts to feel like your career has taken over your identity, it’s easy to fall out of “cup.” Maybe the excitement fades, the challenge is no longer there, or you’ve lost the sense of urgency that once kept you moving forward. When that happens, we slow down, lose focus, and attract fewer opportunities.

Staying in Cup. At my realty group, one of our main goals is to keep our team members “in cup.” This isn’t just about business, it’s about finding what we’re passionate about outside of work and using real estate as leverage to achieve those personal goals.
