If you are building a real estate career in Concord or anywhere in New Hampshire, one of the most important decisions you will make is whether to go solo or join a team. According to the National Association of Realtors, approximately 28% of Realtors now work as part of a team, and that number has grown significantly over the past decade. There is a good reason for that. The solo model works for some agents, but for many, it means spending enormous energy on the parts of the business that do not directly generate income, while the things that actually matter, like relationships, appointments, and closings, get whatever time is left over.

We built Hvizda Realty Group around a different idea. We call it life by design. Everything we do, from our operations to how we work with buyers and sellers to how we attract and develop talent, has been designed intentionally from the ground up. That is exactly what we have built here in Concord, and it is why agents across New Hampshire are choosing to grow with us. What that design allows us to do comes down to three things.

1. A Built-In System of Accountability and Motivation

One of the hardest things about being a solo agent is that no one is checking in on you. No one is tracking whether you made your calls, practiced your scripts, or followed up with that lead from last week. That level of independence sounds appealing, but for most agents, it quietly becomes the reason growth stalls.

On our team, we run daily skills practice every morning. Our agents do scripted role play together, share lessons from the field, and get better at the conversations that actually convert. We also do weekly check-ins with the Director of Sales on the sales side, and with the operations director on the admin side. These are not about micromanaging. They are about making sure every agent on our team knows they are supported and has someone in their corner helping them grow.

We also use Slack to keep the team connected throughout the week. One of our favorite channels is our team wins channel, where agents share what they are celebrating: a booked buyer appointment, a new listing, a talent attraction call that went well. It sounds simple, but the energy that creates is real. As David puts it, a win for one is a win for all, and seeing your teammates moving forward makes you want to move forward too.

2. Better Lead Flow and the Support to Convert It

Most solo agents spend a significant portion of their time just trying to find leads. And even when they find them, knowing how to communicate with them, how to book the appointment, and how to guide them through the process is its own skill set that takes years to develop without help.

On our team, we have systems that attract leads through our reviews and the quality of service we have built over years serving buyers and sellers across Concord and the greater New Hampshire market. Those leads go to agents who put in the work. There is no silver bullet, but there is a system, and the daily skills practice we already mentioned is specifically designed to help agents have those conversations well, from the first contact to the signed contract.

Beyond that, if you are ever unable to make an inspection or cover a specific appointment, someone on the team can step in. That kind of backup does not exist when you are working alone. An independent national study by Workman Success Systems found that 85% of real estate agents believe being on a team provides a competitive edge, and 77% reported a positive or very positive team experience.

3. An Operations Team That Handles the 80% So You Can Focus on the 20%

This is where the Pareto Principle comes in. The idea is that 20% of your activities will produce 80% of your results. In real estate, that 20% is the conversations, the appointments, the relationships. The other 80% is database management, transaction coordination, listing support, contracts, and admin work. All necessary, but none of it directly generates income.
